Rathaus Galerie Modernization: LIVOS Group Transforms Shopping Center into a Vibrant Urban Hub
The LIVOS Group, the owner and operator of the Rathaus Galerie, is modernizing the former shopping center into a multifunctional building complex, spanning approximately 22,000 square meters. The project, currently in a planning and development phase, aims to create a sustainable, tech-enabled, and diverse urban center that caters to contemporary needs and future trends.
Diverse Tenant Mix and Usage
The project focuses on creating a vibrant, multifunctional space that goes beyond traditional retail. The plan includes a diverse mix of tenants—retail, gastronomy, services, and cultural or community spaces. The goal is to balance daily shopping needs with leisure, dining, and social interaction, making the center a local meeting point.
Technology Adaptation
A key part of the modernization involves incorporating smart technologies to improve the customer experience. This includes digital signage, interactive directories, and integrated mobile apps for navigation, promotions, and parking. Sustainable building technologies will be implemented to optimize energy usage, such as smart lighting and HVAC controls. The project also emphasizes adapting to e-commerce trends, potentially blending physical and digital retail experiences (omnichannel retailing).
Green Roof and Sustainability
The project notably includes the installation of a green roof, which will contribute to environmental sustainability by improving insulation, reducing the heat island effect, and managing rainwater. It also aims to enhance the aesthetic and leisure value, possibly creating accessible green spaces for visitors and tenants. Overall, sustainability features are a priority to align with modern standards and community expectations.
Mixed-Use Spaces
LIVOS Group envisions Rathaus Galerie as an integrated urban space combining shopping, living, working, and socializing. Mixed-use elements may include office spaces, cultural venues, community services, and hospitality offerings. This strategy is designed to increase foot traffic throughout the day and week, supporting a dynamic and resilient center.
Key Milestones
The Bergische University's move marks a significant milestone in the repositioning of the Rathaus Galerie. The Managing Director, Johann Kunz, has stated that extensive renovations require a lot of organizational effort. Zita Wolf, the Asset Manager of the LIVOS Group, is pleased that the university's major step has been accomplished.
By autumn 2025, the roof of the building will be greened and equipped with seating areas and a small playground. Potential tenants for the remaining spaces find the new usage concept of the Rathaus Galerie very well received.
The LIVOS Group has been pragmatically supporting the Bergische University during its move, and the research and teaching activities at the university bring life to the building. The modernization reflects a trend towards creating multifunctional environments that serve broader community needs beyond pure retail.
