Sochi House Demand Surges, Moscow Residents Lead the Trend
Demand for houses for sale in Sochi has surged, with Moscow residents leading the trend. Despite a dip in overall interest from Muscovites, the city remains a top choice for those seeking individual housing.
The demand for houses for sale in Sochi has nearly doubled compared to apartments in new residential complexes. This trend is particularly evident among Moscow buyers, who are increasingly prioritizing individual housing over apartments. Valery Letenkov, a real estate expert, confirms Sochi's growing popularity among Moscow residents.
However, the overall interest of Muscovites in Sochi's real estate decreased by 9% in August 2025 compared to the previous year. Despite this slight downturn, the city's appeal as a place to live has strengthened, with buyers focusing more on residence than investment.
The share of new buildings in the demand structure has also decreased by almost a third over the past two years. Conversely, interest in private houses has risen by about 90% during the same period, maintaining stability and solidifying its position in the demand structure. Even in Sochi, where houses by the sea and more affordable options were previously equally sought after, the preference for houses has grown significantly.
The Sochi real estate market is witnessing a shift in demand, with Moscow residents driving the increased interest in private houses. Although overall interest from Muscovites has slightly decreased, Sochi's appeal as a residential destination remains strong, with individual housing being the preferred choice.
