Hale Wharf, a waterside neighborhood development in North London's Haringey, is currently undergoing a significant regeneration project primarily focused on residential use. The proposed scheme includes 505 residential units, with a commitment from the local authority to deliver safe, secure, and spacious council homes.

Key features of Hale Wharf include:

  • A waterside regeneration masterplan that aims to transform the area, revitalizing the urban environment along the water.
  • The development is part of wider masterplan schemes in London focusing on sustainable, large-scale urban regeneration.

The development has already seen the completion of more than 2,000 council homes, with the first phase delivering 249 homes in 2018. Grainger plc acquired 65 build-to-rent homes, expanding its ownership within the overall project, and now owns a total of 313 homes after acquiring 65 more. The new homes at Hale Wharf are located overlooking the Paddock Community Nature Park, River Lea, and Walthamstow Wetlands.

A new pedestrian bridge has been created as part of the development, linking the community to a 10-acre green space known as the Paddock Community Nature Park. The water's edge has been regenerated, including upgrades of access routes for commercial barges, repairs to canal walls, and the addition of floating reed beds.

While the project reflects ambition to create a vibrant mixed-use community space in this part of Haringey, it is currently in a contested planning phase with local government objections impacting its immediate progression. The development was delivered by Waterside Places and contributed to the goal of providing 2,000 new homes in the borough as set by the Mayor of London and the Greater London Authority.

The development at Hale Wharf does not appear to be directly related to the Lomond or Liverpool regeneration projects. The local authority aims to deliver 3,000 council homes by 2031, with over 500 new properties already completed in the waterside neighborhood.

Of the homes at Hale Wharf, 191 are affordable homes, making a significant contribution to addressing housing needs in the area. The development is striving for a life-changing impact for households living in temporary accommodation or in deeply unsuitable housing.
