Karlsruhe's city center is brimming with retail and food spots, but it's not as bustling as the city would like. Lots of projects are underway to revamp the empty storefronts along Kaiserstraße. Yet, the quality leaves much to be desired.
Is Kaiserstraße Overrun with Kiosks? Maybe, Maybe Not.
When it comes to creating a balanced and resilient mix of businesses, Kaiserstraße might be off-balance, with too much of one type of shop and not enough quality gastronomy in some spots. The city particularly takes issue with mobile phone shops and kiosk formats not aligning with its development goals.
Recently, "Edessa Kiosk" moved into Kaiserstraße 191. But the city sees room for improvement in the use of central locations (more retail wouldn't hurt) and in the quality of the properties (better layouts, better conditions, better utilization of building plans).
The city believes that property owners hold the key to better uses for the area. A better grasp of rental price developments and the negative effects of substantial vacancies on the surrounding area by some property owners could drive positive change.
The Lowdown on Those Closed Backwerk Branches
While kiosks garner attention, there are other eye-catchers on Kaiserstraße. For instance, the Backwerk branches at Kaiserstraße 118 and Kreuzstraße 9 are closed. Are they calling it quits in Karlsruhe?
Nope, says the company. The stores are temporarily shut due to an economic hurdle faced by a franchise partner. They're working hard to reopen as soon as possible and remain committed to the Karlsruhe location.
Meanwhile, the windows of the former Globetrotter (soon-to-be Deichmann) and Kaiserstraße 82 remain vacant. Bright orange banners have been slapped on those windows for months, promising the arrival of "Wok on fire / sushi on fire." The city isn't spilling the beans about the delay due to privacy reasons.
Apparently, high legal requirements and cooperation from multiple specialist authorities are needed for a change of use in such a case. The Thai restaurant chain confirms they're still waiting for the green light from the responsible building authority.
Kaiserstraße: A Storefront Transformation
Is the vacancy rate in the city center on the rise again? Not like last time, as apparent by a walk around in August 2024. The number of empty storefronts between Europaplatz and Marktplatz could decrease from 13 to 10.
Seven properties are under construction or being refurbished. Among them: Kaiserstraße 100 and 98, formerly "lecker lecker" and "Schlemmermeyer." "In five cases, the follow-up use is already decided," the city reported.
More good news: At the corner of Karlstraße, "cinnamood" coffee shop will open on May 31, and "Interior Design" furniture store will welcome customers at Kaiserstraße 133.
