Kennedy Wilson Submits Plans for World-Class Mixed-Use Campus in Dublin
Kennedy Wilson, a global real estate investment company, has lodged plans for a world-class, mixed-use campus in Dublin. The proposed development will take place at KPMG's current office on St Stephen's Green and Harcourt Street.
The planning consultant for KW, Stephen Little, has outlined the vision for the campus, which aims to deliver a strong focus on office space, supported by outstanding architecture and carefully considered placemaking. The architect for the new scheme is Allford Hall Monaghan Morris, one of the largest architectural firms in the UK.
The revised planning application seeks revisions to a previously granted planning permission at Stokes Place, which includes adding a ninth floor to the office block. This addition will bring the total office space to 40,800 sq m, with an additional 3,530 sq m of office floor space. The campus could hold more than 3,000 office workers.
The revised proposal offers a unique opportunity to establish a lasting landmark in Dublin that embodies principles of wellness, energy efficiency, and a focus on office space through four central themes. Workplace design has evolved significantly over the past five years, influenced by a growing emphasis on wellness, energy, and carbon efficiency, and the shift in work practices following Covid-19. The revised proposal aims to embody these principles.
The new plans include a folk music club, reimagined as the 95 Folk Club for young and established folk musicians. Nine of the existing Russell Court apartments are to be refurbished as part of the proposals to provide a residential component. Additionally, a permitted retail space of a cafe/restaurant is proposed to be replaced by an event/entertainment space.
To enhance the placemaking experience, the revised scheme aims to introduce new and improved pedestrian-oriented routes into the site, leading to vibrant public garden spaces at its heart. Through the acquisition of additional adjoining properties, Kennedy Wilson plans to make further enhancements to the already-permitted development at the St Stephen's Green and Harcourt Street location.
The architecture firm involved in designing the new mixed-use building is KSP Engel Architekten. The new plans, if approved, will contribute to Dublin's growing skyline and provide a significant boost to the city's office space and cultural offerings.
