Housing Market Trends in Kazakhstan: July 2025

In July 2025, Kazakhstan's housing market continued to show signs of growth, with a total of 39,742 housing purchase and sale transactions registered, marking a 19.4% increase from June 2025.

The largest increase was observed in the Kyzylorda region, with a significant surge of 70.6% compared to June 2025. Other regions that experienced a notable increase in transactions include Almaty (+27.7%) and Mangystau (+18.1%). However, a decrease was recorded in the Ulytau region, where transactions dropped by 46%.

The cities of Nur-Sultan and Almaty led the way in terms of the highest number of transactions, with 8,636 and 8,432 respectively. Shymkent followed closely with 1,872 transactions, representing an 8.5% increase compared to last year.

Interestingly, the number of transactions for individual houses increased by 7.9% in July 2025, while the number of transactions for apartments in multi-apartment buildings increased by a substantial 23%, with a total of 31,277 transactions. The leaders in sales by the number of rooms were 1-room apartments, with 12,489 transactions registered.

Despite the overall growth, some regions experienced a decrease. The cities of Karaganda and Almaty regions, for instance, showed a decrease of 14.1% and 12.9% respectively compared to last year. A decrease was also recorded in the Zhambyl region, where transactions dropped by 2.8%.

It's worth noting that while housing prices for new apartments in Kazakhstan continued to rise in July 2025, specific transaction counts or regional breakdowns are not readily available. The socio-economic development report for January–July 2025 notes an 18.6% growth in housing construction, primarily financed by developers’ own funds, indicating a potential driving force for transactions.

The deadline for selling property in Kazakhstan is by the end of 2025, adding a sense of urgency to the market. For precise figures on transaction increases and region-specific trends, official statistics from Kazakhstan's Bureau of National Statistics or a direct real estate market report would be required.
