According to a real estate expert, the IBX has the potential to unlock over 70,000 new housing units through rezoning along its corridor connecting Brooklyn and Queens. This could help address the city's severe housing shortage by increasing supply where demand is high.

However, the potential for significant new housing development also raises concerns about housing affordability and gentrification. Improved transit accessibility is likely to boost real estate values in neighborhoods along the route such as Sunset Park, East New York, and Jackson Heights. While development and connectivity offer benefits, there is concern that gentrification could displace long-term residents and erode neighborhood character.

Officials and planners are urged to ensure that much of the new housing is affordable and prioritizes current community residents to preserve social diversity and inclusivity. Project planners and the city must take the potential gentrification seriously to avoid exacerbating displacement pressures.

NIMBYism (Not In My Back Yard) is not a sufficient argument to stop the IBX project. The purpose of the IBX is to bring more New Yorkers together, helping them get around the city faster and more affordably. Many neighborhoods along the IBX route, such as Maspeth and Middle Village in Queens and Midwood and Canarsie in Brooklyn, have low-density housing or industrial uses due to a lack of easy transit access.

In summary, while the IBX promises to spur growth and new housing supply in Brooklyn and Queens, careful planning is needed to balance real estate market gains with housing affordability and community preservation to avoid exacerbating displacement pressures. The IBX will naturally change the character of these neighborhoods by improving transit access, but it is crucial to ensure that this transformation is inclusive and sustainable for all New Yorkers.
