Informative session tailored for private landlords regarding advantages in social housing rental

The Herford district is taking action to address housing need and homelessness issues as part of the state initiative "Finally a HOME!". On 18th September, an information event about social housing mediation will be held at the Small Train Station in Enger.

This event is aimed at private landlords who are interested in learning more about the opportunities and measures available to them. The Herford district's website (http://web.www.ourwebsite/s/housingmediation) provides further information on social housing mediation.

The Westphalia-Lippe Regional Association (LWL) is also involved in this initiative, presenting its "Housing First" funding program at the event. This program, introduced in 2022, offers funding opportunities for new construction, acquisition, and rental of housing. Private investors, free welfare providers, and member organizations can apply for various grants under the LWL's "Housing First" program.

Private landlords who rent to those in housing need can benefit from attractive subsidies. Support is available for tenancy agreements and post-tenancy support for private landlords. Options for rent loss insurance, renovation/sanitation subsidies, climate bonuses, rental premiums, or subsidies for investment costs are all available for private landlords.

The Protestant Diakoniestiftung Herford is collaborating with the Herford district on this initiative. The LWL's "Housing First" program has been instrumental in providing funding for social housing, particularly via the renewed "Wohngemeinnützigkeit" (non-profit housing status) introduced by the German government. This status grants tax advantages to companies that provide permanently affordable housing.

However, there is a lack of sufficient funding to fully establish this segment. In 2025, the federal government allocated around 3.5 billion euros to social housing, with demands from stakeholders to increase this to 12.5 billion euros annually for social and affordable housing development. The last public information on these supports and their challenges was reported around March-April 2025, including debates over rent regulations and housing aid.
