Historically significant Metropol Theatre witnesses the construction of a fresh office building in its vicinity at Nollendorfplatz.

In the heart of Berlin-Schöneberg, a new architectural masterpiece is set to transform the cityscape. The property adjacent to the historic Metropol-Theater will soon be home to a state-of-the-art, zero-emission office building, developed by real estate company Bauwens.

The winning architectural firm for the competition is HENN from Munich. Known for their innovative and sustainable designs, HENN's vision for the property includes a building that will not only cater to modern office needs but will also prioritise environmental responsibility.

The new building will feature approximately 6,000 square meters of office space. The floor-to-ceiling facade windows and metal opening wings will be concave, reflecting the sky, while the main entrance will have an inward-curving massive ground floor, creating a protected entrance area.

The upper building section will have a set-back attic floor with a corner left out to highlight the neighbouring tower of the "Metropol", creating a roof terrace. Renewable energies such as geothermal and photovoltaic systems will be used in the building, and the design aims for a "Zero-Emission Building" and is targeting platinum certification from the German Sustainable Building Council.

Reusable building materials will be incorporated in the design, further emphasising the project's commitment to sustainability. The redeveloped property is intended for future use as office space, and it's important to note that no historical elements from before World War II are expected to be preserved in the redevelopment.

The district of Tempelhof-Schöneberg and property owner Bauwens are in discussions to restructure the property. Bauwens, who acquired the approximately 1,500 square meter property at Nollendorfplatz in Berlin-Schöneberg at the beginning of 2020, has previously developed an office and residential project on the Prenzlauer Allee in Pankow.

The former Metropol theater has significantly shaped Nollendorfplatz, but the adjacent property has not. With the upcoming redevelopment, this is set to change, as the new building promises to become a landmark in its own right. The planning for the zero-emission building at Nollendorfplatz in Berlin-Schöneberg is provided by the architecture firm SAA Schweger Assoziierte Architekten.

The property, like the entire Nollendorfplatz, was densely built up before World War II. However, after the war, the property was rebuilt with a two-story functional building, which was last used as an arcade. With the upcoming redevelopment, the property is set to make a fresh start, offering modern, sustainable office space in a vibrant and historic location.
