Contest held for 'Blankenburger Süden' land allocation: disputed parcel settled through competition

The "Blankenburg South" project, set to transform a 159-hectare site in Berlin-Pankow, is one of the city's largest upcoming developments. The project, expected to be completed by 2040, will house around 8,600 apartments and accommodate approximately 20,000 new residents.

The competition for the planning of this new city quarter was won by Studio RW. Their design, which emphasizes wooden construction and integration with the landscape, has been praised for its balance between dense construction and the surrounding environment. The planned city quarter will include residential units, schools, commercial spaces, and green areas, making it a self-contained community.

The proximity to the S-Bahn strengthens transport accessibility, and infrastructure adaptations include the planned extension of the M2 tram line and the construction of new bike paths. However, doubts persist about the sufficiency of the planned transport links to handle the additional traffic expected.

The Garden City Heinersdorf homeowners' association welcomed the winning design, while critics fear the loss of small gardens and recreational spaces in the area. The question of whether a high proportion of affordable housing can be realized in the project remains controversial.

Integrating serial timber construction methods is expected to enable both quality and innovation in the project. The significant advantage of the project is the predominantly state-owned land. The extension of tram line M2 is planned to connect the quarter to the city center, further enhancing its accessibility.

The competition result will be transformed into a framework plan for subsequent land-use planning. The winning design by Studio RW will serve as the basis for further framework and building planning. Unfortunately, the architect who won the competition remains unclear in the available search results.

Infrastructure adaptations, such as the extension of the M2 tram line and the construction of new bike paths, are crucial components of the project. As the "Blankenburger South" project progresses, it is expected to become one of Berlin-Pankow's largest new neighborhoods, contributing to the city's ongoing growth and development.
