After a prolonged period of inactivity, the former Bischoff Brewery site in Winnweiler, Germany, has found a new solution. A three-party alliance, comprising the local and regional municipality of Winnweiler, Immo 150, Schultz company from Imsbach, and WVE Kaiserslautern, has taken over the site, which spans more than ten hectares - roughly the equivalent of fourteen football fields.

The brewery facilities were dismantled and sold following the insolvency of the Bischoff Brewery at the end of 2020, leaving the site empty since autumn 2022. Previously, efforts to find a buyer for the area had proven unsuccessful for a considerable amount of time.

The local municipality of Winnweiler is eager to actively shape the developments on the site to prevent the creation of an industrial wasteland. The alliance has reached an agreement with the insolvency administrator and creditors to take over the former brewery site and several agricultural and forestry parcels in Winnweiler.

Immo 150, a sister company of the construction company F.K. Horn, brings planning expertise in land-use planning, infrastructure development, and contaminated site remediation to the alliance. Schultz company, a roofing, carpentry, and scaffolding company based in Imsbach, is also part of the consortium.

The local and regional council have already given their approval to this consortium, and the local municipality wants to partner with construction and conversion companies that have experience in the field to avoid undesired developments on the parcels.

It is worth noting that an industrial use for the former brewery site is no longer feasible due to the numerous residential houses surrounding the site and the noise that would be generated. Instead, the alliance aims to develop the site, but no specific plans have been disclosed as of yet.

Before disclosing their plans, the alliance plans to consult with the district administration. A spokesperson for the law firm Schultze and Braun, handling the Bischoff insolvency procedure, had previously expressed a desire to find someone who would continue brewing beer in Winnweiler. However, it remains to be seen whether the new plans for the site will include a brewery.

The main concern is to ensure that the former brewery site is developed in a way that benefits the local community and does not result in an undesirable development. The alliance's approach to the project reflects this concern, as they aim to work collaboratively with the district administration to create a solution that is both sustainable and beneficial for Winnweiler.
