Alexandria's Skyline to Change: 187-Unit Apartment Complex Proposed at 2051 Jamieson Avenue

Alexandria's real estate scene is abuzz with activity, with several office-to-residential conversions underway. The latest proposal, submitted by Penrose Square Venture, aims to transform the 180,000 square-foot office building at 2051 Jamieson Avenue into a 187-unit apartment complex.

The project, set to go before the Planning Commission, will add four stories and a mechanical penthouse to the existing structure, increasing its height by 60 feet to a proposed 142 feet. The building, located near the Westin Alexandria Old Town and the U.S. District Courthouse, will offer a mix of one, two, and three-bedroom units, with a total of 187 dwelling units.

Penrose Square Venture, a joint venture between AQUIA Real Estate and The Bernstein Companies, has proposed four levels of underground parking, accommodating 82 standard spaces, 7 accessible spaces, and 127 compact spaces. The conversion comes amid a struggling commercial real estate market, with similar proposals in the works at 1101 King Street and 601 Wythe Street, among others.

Ken Wire and Megan Rappolt of Wire Gill LLP represent Red Fox in the development proposal, demonstrating the legal expertise involved in such projects.

The proposed conversion at 2051 Jamieson Avenue, if approved, will significantly alter the city's skyline and housing landscape. With a gross square footage increase of 42,709, it will provide additional residential options in Alexandria, contributing to the city's ongoing development.
